Baghdad real estate: a buyer and investor guide

A practical route through location, budget, price per square metre, rental yield, viewing and documents when buying in Baghdad.

Searching Baghdad real estate often starts with a district name or an advertised price. A purchase needs a fuller picture: a family home and a rental investment have different requirements, and a low asking price can hide substantial preparation costs. Use this guide to build a shortlist and follow the linked guides for each decision.

Define the purpose

Write a specific objective: a home within an acceptable commute, or a rental property you can manage within a stated budget. For a home, prioritise layout, privacy, transport and services. For an investment, also consider operating costs and your ability to hold it without a tenant. If both matter, decide which takes priority.

Compare actual addresses

When considering Mansour, Karrada, Jadriyah or another district, compare the actual street and route to your regular destinations. Try access at a time resembling your daily routine. Record noise, parking and access to services during a viewing. Do not rank neighbourhoods by reputation alone: two streets can suit your needs differently. Budget beyond the asking price

Include the purchase, quoted repairs or preparation, case-specific completion expenses and a reserve. A teaching example is IQD 200 million purchase plus 12 million preparation and 3 million assumed expenses: 215 million before a reserve. These are not Baghdad prices or official fees. An advertised price within your limit can still produce a total cost beyond it.

Compare type, price and income

Separate houses from apartments, and confirm whether the quoted area means land, building or unit area including shared portions. A forecast is not a guarantee and does not measure every resale risk.

Turn a shortlist into a decision file

Compare three reasonably similar listings. Record the price date, area definition and source of each claim. At the viewing, distinguish observations from issues needing an engineer or document review. Confirm ownership, authority to sell and commitment terms with the relevant professional. Resolve open questions

Ask whether the property fits your actual use, whether the full cost is affordable, which claims are documented, and whether you can handle a change in occupancy or rent. Clarify inclusions, dates and responsibilities. Keep a material unanswered question open until evidence resolves it; urgency is not evidence.
