Price per square metre is a comparison tool, not a verdict on a Baghdad property. The result depends on the area definition, property type, actual address, condition and inclusions. This guide supplies a method, not a Baghdad market average.
Confirm the denominator
Price per square metre equals total asking price divided by area. Ask whether the area is land, building, net apartment area or an advertised area including shared portions, and what supports it. A house priced by land area and an apartment priced by unit area are not directly comparable. Use consistent definitions and record uncertainty.
A hypothetical comparison
Listing A asks IQD 240 million for 200 m²: 1.2 million per m². Listing B asks 225 million for the same area: 1.125 million per m². If B needs 25 million in preparation, its total becomes 250 million, or 1.25 million per m² before other expenses. The cheaper asking price can become the higher acquisition cost. These are teaching assumptions, not Mulk offers or Baghdad prices.
Build a comparable set
Select three to five similar properties within a reasonably narrow area. Record the actual address, area definition, condition, apartment floor and lift where relevant, access and price date. Do not combine completed and unfinished properties or old and current prices without explanation. An asking price is not proof of a completed transaction. Where evidence is sparse, state that limitation rather than inventing an average.
Price the condition difference
Get written repair estimates from the relevant specialist after inspection. Separate work necessary for occupancy from optional improvements. Record included fittings and shared maintenance obligations. Do not assign an arbitrary discount to every defect; a leak or electrical issue needs an appropriate assessment. Add the other decision criteria
The metric is most useful for similar properties with clear area definitions. Layout, documents and condition can change its meaning. Investors should add net rental cash flow; homebuyers should include suitability and the full budget in the Baghdad buyers guide. A low price per m² does not guarantee the best investment.
Ask before negotiating
Confirm whether the figure is total or per m², its currency, the area source, inclusions, necessary works and price date. Keep answers together so your negotiation rests on documented differences and realistic costs.
